When roofing a garage, does it matter which way the new boards go?

Friday, May 29th, 2009

Our garage roof had a lot of water damage so we have to replace the old boards. Does it matter which side of the plywood goes up - smooth or rough side? Any re-roofing tips would be appreciated, it's the first time doing it ourself.

I'd suggest using OSB (oriented strand board) instead of plywood. It's stronger, costs less per sheet, and there is no directional grain as in plywood to consider when spanning rafters. OSB has a slick side and a textured side. The textured side can go up to give you additional grip and footing. Use ply-clips around the top edges in-between each rafter to give you needed expansion. If you don't have a pneumatic decking stapler, use 8d box nails to fasten. Apply felt over the decking before you lay the new shingles. Start at the bottom, as you do with the decking, and overlap a few inches each time. Fasten felt with cap nails. Use 1" galvanized roofing nails and follow the instructions on the packaging. Good luck.

Does anyone works with Homeowner Insurance Company?

Friday, May 29th, 2009

I received a letter from my Insurance Company asking me for a sale or isntallation documentation of my windows and or other opening protection shwoing the wind speeds that the protective device can withstand. I am the first owner of my house and there is no claim. Why they are asking for that?

Well, I'm GUESSING you're in Florida. And I'm guessing that the insurance company is trying to cancel your policy. And your failure to provide that information will give them the grounds they need to cancel the policy.

What they're doing is "reunderwriting" their homeowners book of business. Likely they sent that letter out to every single homeowners policyholder they have. If half the people don't return the letter, well, they've just been able to cancel half the homeowners policies in a VERY high risk area.

You're going to have to dig that information up, even if it's from the builder. OR replace the windows with documented windows. Or prepare to be cancelled, and move to Citizens - the FL state fund.

YOUR agent can give you an answer, and they'll "pretty it up" a bit more. I know mine is a blunt answer, but I do think that's the bottom line.

Can I get cash instead of repairs for my auto insurance claim?

Friday, May 29th, 2009

The damage to the car is from hail and I've already received an appraisal but I would like to know if I can get a check from my insurance company instead of getting the repairs done. Basically, do I have to spend the money on repairs or can I keep it?

as long as you don't have a loan on the car, you can cash the check and walk away - however, the insurance company doesn't have to give you comprehensive coverage any more, if you don't get the damage fixed - ie, they can cancel the collision & comp section of your policy.

If you have a loan on the car, the bank isn't going to sign off on the check until after the car is fixed, so you won't be able to keep the money.

Roof vent leak?

Friday, May 29th, 2009

We just had a major storm roll through. Wind / lightning / thunder / blowing rain, etc. I was sitting in my house and I started to hear water dripping. It was dripping on my attic ladder. When I went into the attic, every couple of feet there was water coming in at my roof vent! This has never happened before. I just had a home inspection two weeks ago and he said the roof looked good.

Could it have been because the water was blowing sideways? Can roof vents get damaged with 65 mph winds?
If so, will my insurance cover such a thing?

Even the best roof vents can leak a bit under extreme conditions. It sounds like you may have had extreme conditions, so I would not worry too much.

It is also possible that this kind of storm could damage the vents or pull them loose a bit, so they should be checked. If the vents were damaged in the storm, your insurance would probably cover it, but it is likely it will be less to repair than your deductible if that is all that is damaged.

Can solar cells which are on your roof (especially the solahart hot water systems) of being damaged by hail?

Friday, May 29th, 2009

Can solar cells which are on your roof (especially the solahart hot water systems) of being damaged by hail?

Yes they can be damaged by hail. One of mine was and the insurance Co. paid me about twice what it was worth. So in the end I made a little cash from the damage and never replaced the solar module.

It was a small 24 watt cheapy SolarWind brand that got damaged. My other 8 good brand modules never even got a dent.
